A build-to-suit program looks repetitive from the outside. In practice every site is a different entitlement, a different jurisdiction and a different set of physical constraints. What carries between them is process, not a prototype.
VONMONT controls the site, carries it through rezoning, use permits, site plan approval and utility coordination, manages design and construction, and delivers the completed building on the tenant's schedule. That has meant wetland avoidance and stream protection on one site, NPDES permit closure on another, a four-parcel subdivision delivered to three separate users on a third, and raw ground in markets where the tenant had no prior footprint.

Site selection and control
Market screening against tenant criteria, site identification, letter of intent and purchase agreement negotiation, due diligence through closing.
Entitlement
Rezoning, conditional use, variance and site plan approval. Municipal hearings, traffic and civil review, environmental and stormwater permitting.
Design and construction
Architect and engineer selection, prototype adaptation, bidding, contract administration and delivery to tenant standard.
Disposition
Stabilized asset sale, excess parcel sale and ground lease of remaining pads. Thirty-seven assets sold to date.
